The market read

The 2022 vintage carries a 4.63% weighted coupon against a 6.2% market rate — a 172-bps gap translating to a ~26% step-up in annual debt service at refinance. The 2021 cohort ($40.7B, 4.09%) carries a wider 247-bps gap; 2020 ($21.1B, 3.83%) sits at 243 bps. The 2022 book is the least rate-impaired ZIRP-era vintage — rates had already begun moving when those loans were written. The deeper refinance wall sits in 2020 and 2021 paper. But 2022 matures first into a market that has not returned to borrower-friendly pricing.

What changes from here

If 10-year Treasuries hold near current levels, life-company spreads remain in the 150-175 bps range and the full 172-bps gap persists at refi. Borrowers absorb the step-up, sell, or seek modification. A 75-100 bps rate decline narrows the gap to roughly 70-100 bps — painful but financeable for stabilized assets. A credit-spread widening event pushing all-in rates above 6.5% compresses the lender pool precisely when $43.5B of 2022 paper needs a home. Credit availability has been improving in 2026; that eases — but does not eliminate — the base case pressure.

Life companies wrote 1,154 loans in 2022 — a high-count, high-volume vintage reflecting aggressive deployment before the Fed's hiking cycle closed the arbitrage. The 4.63% weighted coupon points to heavy early-2022 origination, before the full rate shock landed. Back-half 2022 loans printed materially higher. That within-vintage bifurcation matters: Q1-Q2 originations are consistent with the deepest rate gap and the longest hold before a lender conversation becomes unavoidable.

The next 90 days

Three signals matter now. First, H2 2026 life-company earnings disclosures and ACLI commercial mortgage commitment data — any uptick in modification or extension activity on 2022-vintage paper signals the refinance wall is arriving. Second, CMBS conduit spreads: if 10-year conduit pricing moves below 175 bps over swaps, some 2022 LifeCo borrowers shift to securitized debt, moving the problem from balance sheets to capital markets. Third, transaction volume in the $25M-$75M loan-size band — a pickup signals sponsors choosing disposition over the refi step-up.

Portfolio Implication
Allocators sizing new LifeCo CRE commitments should model the 2020-2022 vintage refi queue as a supply overhang. Within our surveyed book, roughly $105B of sub-4.7% paper needs new lenders or new terms over the next 24-36 months — a structural tailwind for lenders with dry powder, a headwind for asset values if credit appetite tightens.
